Terms and Conditions

The property is hired on the understanding that the accommodation is for holiday use only and that no right to remain in the accommodation exists for the guests or anyone in the party.
The guest certifies that he/she is authorised to sign the booking form on behalf of all persons who will occupy the property during the period for which he/she has booked and that they are all aware of the booking conditions. The description of the property clearly indicates the maximum number of guests who may occupy it and the surrounding grounds. Exceeding this number constitutes a breech of contract and Highcliffe Holidays has the right to terminate the booking forthwith and all monies paid by the guest will be forfeit.
No booking will be accepted by Highcliffe Holidays unless the booking form has been filled in by the guest and accepted by Highcliffe Holidays. All contracts will be deemed to have been made in Cornwall and are in accordance with and subject to English Law. The contract accepted will be between the person signing the booking form and the owner of the property.
The property will not be considered to be reserved until Highcliffe Holidays has issued a receipt for the deposit of £100 for each week booked.
Overseas bookings to be in pound sterling and booking conditions to be as note 4.
Cancellation. Highcliffe Holidays is not able to provide cancellation insurance. Therefore we strongly recommend that holiday insurance is taken out independently by the guest as once a deposit is taken the full balance will become payable on the due date.
Final payment is due 6 weeks before a holiday commences and no reminders will be sent. Non payment by the due date will be treated as a cancellation. The guest’s initial payment will be forfeit and he/she will be liable for the full amount of the final payment. Highcliffe Holidays will then seek to re-let the property and where possible credit will be given to the guest. Highcliffe Holidays cannot be held responsible for postal delays. The guest can telephone Highcliffe Holidays to confirm receipt of final payment if necessary.
Non availability of property – if for any reason the accommodation is not available Highcliffe Holidays will refund all monies, your deposit in full and will be under no further liability to you.
Duration and time of letting – occupancy can not begin until 3pm on the first day of the tenancy and departure must be by 10am on the final day.
Late bookings – if a booking is made less than six weeks before the commencement of the holiday, the full rent is due at the time of the booking.
Pets and Smoking – no pets or smoking are permitted in the property.
Care must be taken of the property and it must be kept in a clean and tidy state. All furniture shall be returned to the place found on entry. The owners or their agents reserve the right to reasonable access to the property during the period of hire.
The guest must report to Highcliffe Holidays any damage or breakages that occur during his/her stay and appropriate charge may be made for repair or replacement.
The owners of the property cannot be held liable for any loss or damage to any property or goods belonging to the guest or any member of the party, howsoever that damage is caused; nor can they be held liable for any loss, damage, injury or sickness occurring to the guest or any member of the party or third party. The use of the amenities is entirely at the user’s risk.
Guests are expected to behave responsibly e.g. no excessively loud noise including music at anytime and certainly not after 11pm. In the event of any breech of this condition, the owners reserve the right to take whatever enforcement action necessary
In the unlikely event of a complaint, the guest must contact Highcliffe Holidays as soon as possible. Contact must be made before departure and a site inspection made.
Bed linen is included in the cost of holiday. Please bring your own towels and t-towels.
The colours shown on illustrations on the web-site may not be accurate. This maybe due to technical print reason, changes of décor or furnishings or fabrics.
Highcliffe Holidays cannot be held to account for any building works in the vicinity or neighbouring properties during the letting period.
